Common questions

Pricing, timeline, and process.

How do I know which tier is right for me?
Start with a free 15-minute discovery call. We'll talk through your property, your goals, your geography, and your appetite for scope. By the end, you'll know exactly which engagement fits and what the realistic next step looks like. No pressure to commit on the call.
What does the design process actually look like?
For Estate Plan and Build engagements, we begin with an in-depth on-site walk where we analyze the soil, hydrology, sun, and existing ecology, and listen carefully to how you imagine living on your land. From there, we develop concept sketches and renders, then refine through one or two rounds of feedback. Nothing breaks ground until you're certain. Most clients describe the design phase as the most clarifying part of the engagement.
How long does a typical project take?
Strategy sessions are typically delivered within 2 weeks of booking. A full Regenerative Estate Plan takes 4 - 8 weeks from kickoff to delivered blueprint. Full estate builds run 3 - 9 months depending on scope, season, and material lead times. We give you a real timeline at proposal stage, not an optimistic one.
Do you work outside the DMV?
Yes. The Strategy and Design tiers can both be delivered fully remotely, and we've worked with owners in California, New England, the Hamptons, and overseas. For the Build tier, we work on-site within the greater DMV (Great Falls, McLean, Fairfax County, Washington D.C., and surrounding areas). For builds beyond that radius, we deliver design and connect you with vetted local execution partners.
What about the financial pathways - tax credits, easements, rebates?
It varies by state, county, and property type. Common categories include conservation easements (federal income tax deduction), USDA programs like NRCS/EQIP for soil and water work, state water conservation rebates, pollinator and native planting incentives, and sustainable agriculture tax credits. We map every program your specific property qualifies for during the design phase, then either coordinate filings ourselves or refer you to vetted specialists. To be clear: we treat this as the foundation behind the work, not the headline. Beautiful land that happens to surface meaningful financial leverage.
What if I want to start small and scale up?
Most clients do exactly that. A common path: Strategy session, then Design package the following year, then phased build over 2 - 3 seasons. Each engagement informs the next, and the credit you've already invested with us applies toward the next tier when you decide to expand.
Can you collaborate with my existing team?
Absolutely. We frequently collaborate with builders, contractors, architects, and other consultants you may already be working with. The Strategy and Design tiers integrate cleanly with existing teams. We deliver documentation that hands off to whoever is executing.
What about HOAs?
HOA-compliant design is its own discipline. Most HOAs accept native, edible, and pollinator landscapes as long as the design language reads "intentional" rather than "wild." We've successfully delivered HOA-approved regenerative landscapes across the DMV. Permitting and HOA guidance is included in every Design and Build engagement.
Do you offer maintenance after install?
Yes. Most Build clients keep us on a multi-season stewardship pathway, which is the most efficient way to ensure the system matures into the design. We also offer one-time seasonal visits for design-only clients who want a check-in. Stewardship is scoped separately from initial install.
